2M Associates Limited were appointed as Project Managers for the     B & Q contract at Buncrana Road, Derry, involving the brownfield development of a disused textiles factory and adjoining "waste ground" containing a culverted river and overhead high voltage pylons. An enabling contract was agreed for the demolition of an existing 60,000 square foot factory building and site works to form 2 number development platforms, to allow design development to proceed on the superstructure works.

The project provided a design and build solution for the most economic construction solution, balancing floor levels and construction types, with re-use of 90% of cut and fill materials, recycling 30,000 m3 of stone. This solution was achieved by a pragmatic value engineering approach and the use of volumetrics software.

A combination of vibro stone and concrete columns with a load transfer platform was used to treat peat areas and bridge the existing culvert.

The building consists of a 38m twin span steel portal frame structure with a built up cladding system to the roof, a combination of composite sheet cladding to walls and 2.7m high fairface blockwork and fencing brick. The main floor is a FM2 level jointless floor of large open plan design for bay-racking. (poured in 5 days)

The development is bounded on 2 sides by residential developments necessitating resident consultation and provision of sympathetic boundary treatment in conjunction with the developer.

B&Q carried out their own direct fit out contract which ran concurrent with the main building works for the last 6 weeks of the contract. 2M Associates Limited acted as Project Manager for all works, providing an interface between the shell and fit-out contractors to ensure seamless transition and successful delivery of the project on time, within budget and to the required quality and HS&E standards.
